How we calculate this

The calculator pulls from the Kopman Build Q3 2026 Cost Index — built from actual project quotes, City of Toronto permit applications, and supplier material pricing across Toronto, the GTA, and Muskoka.

Base ranges reflect Standard Toronto pricing. Neighbourhood multipliers account for labour premiums, permit complexity, and finish-level expectations specific to each market. The finish multiplier (1.0× Standard, 1.6× Premium, 2.6× Luxury) reflects the compound effect of materials, fixtures, and the additional coordination that higher-end projects require.

All results are all-in estimates: design, permits, labour, and materials. They exclude furniture, appliances, and owner-supplied fixtures. For per-square-foot project types (rear additions and custom homes), the estimate reflects the midpoint of the current cost-per-sqft range applied to your stated area.

These figures are reliable for budget planning. For a precise, itemised estimate specific to your project, request a consultation — we provide detailed budgets before any commitments are made.

Common questions

How accurate is the renovation budget calculator?

The calculator produces all-in cost ranges based on Kopman Build's Q3 2026 Cost Index — derived from real project data, permit filings, and supplier pricing across Toronto, the GTA, and Muskoka. Results are directionally reliable for budget planning. For a project-specific estimate, request a formal consultation.

What is included in the cost estimate?

The estimate is all-in: design fees, permit costs, labour, and materials. It excludes furniture, appliances, and owner-supplied fixtures. The breakdown shows approximate proportions for labour (38%), materials (42%), permits and design (12%), and contingency (8%).

Why does neighbourhood affect the cost?

Neighbourhoods like Rosedale, Forest Hill, and Bridle Path command premiums of 18–28% due to higher labour rates, heritage permit complexity, longer site logistics, and elevated finish expectations. GTA markets like Scarborough and Mississauga often run at or slightly below the Toronto base.

What does the finish level selection mean?

Standard means builder-grade materials with a functional, clean layout. Premium means mid-to-high-end materials, upgraded fixtures, and meaningful design detail — the most common choice for Toronto homeowners. Luxury means bespoke millwork, imported stone, custom hardware, and top-tier design coordination throughout.
