Adding a full second storey requires removing the existing roof structure and rebuilding from scratch, but the existing upper floor framing may complicate the structural work. Each case is assessed individually.
Semi-detached: Viable, but requires a party wall agreement with the attached neighbour before the City will issue a building permit. If your neighbour is cooperative, this is a manageable requirement. If not, it becomes a legal matter.
Foundation assessment: Poured concrete slab or full basement walls from the 1940s onward typically support the additional load of a second storey without significant remediation. Older rubble stone foundations and some pre-war concrete block foundations may require underpinning or reinforcement — an additional $30,000–$80,000. A structural engineer’s assessment is required before the permit process can begin.

Pop-top (vertical addition): Add a full second floor directly above the existing main floor footprint, keeping the main floor as-is or undertaking a modest main floor renovation simultaneously. When a rear addition makes sense: The main floor is cramped and the existing layout doesn’t work. You want to add square footage and reconfigure the main floor simultaneously. The lot setbacks allow a rear extension of meaningful depth (typically at least 3–4 metres).
Both — the comprehensive approach: A full second floor above the existing footprint plus a rear addition extending the main floor — and optionally the second floor above the addition as well. This delivers the maximum new square footage and is the approach used when a complete transformation of the home is the goal.

Temporary shoring: During the structural transition — removing the old roof and before the new upper floor structure is load-bearing — temporary shoring is installed to support the existing walls and transfer loads safely. This phase typically takes 2–4 weeks and is when the home is most vulnerable to weather.
Mechanical systems are disrupted: The furnace duct network, which typically runs through the ceiling of the main floor, must be re-routed or replaced when the ceiling structure is removed. Plumbing stacks may need to be extended. This represents a significant cost that is not always fully anticipated in early budget discussions — flag it explicitly with your contractor.
The design decisions made at the start of a second storey addition affect the livability of the home for decades. Several warrant particular attention.
Staircase placement: The most consequential early design decision. The stair location determines traffic flow for the entire upper floor and may reduce a room on the main floor. Bedroom egress: Every bedroom on the new upper floor requires a window with a minimum clear opening area and minimum clear opening height per the Ontario Building Code. This is a code requirement, not an aesthetic choice — confirm window sizing with your architect at the design stage.
Structural ridge beam vs traditional ridge board: A traditional roof uses a ridge board with collar ties spanning between opposing rafters — which means collar ties visible in upper floor spaces under a vaulted ceiling. A structural ridge beam replaces the collar ties with an engineered beam, enabling open cathedral ceilings without any ties. One of the most practically significant questions for families undertaking a second storey addition is where they will live during construction. The honest answer is that full-time occupation of the home is not viable during the most disruptive phases.
Roof removal phase (weeks 1–4): The home is completely unlivable. The existing roof is demolished and removed, the new second floor is being framed, and the structure is covered with weatherproof tarps. Dust, debris, noise, and weather penetration make the main floor uninhabitable. Families must be out.
Framing and rough-in phase (weeks 4–14): Still extremely disruptive. The entire home is a construction site. Dust infiltrates everywhere despite dust barriers. Plumbing, HVAC, and electrical are being roughed in throughout both floors. Most families with children choose to stay out during this entire phase.
Interior finishes phase (months 6–12+): Re-occupation becomes feasible, though uncomfortable. Finishing work is concentrated on the upper floor; the main floor may be substantially complete.
