Toronto homeowners spend a remarkable amount of time choosing cabinet finishes, countertop materials, and appliance brands before settling the most consequential question in any kitchen renovation: how the space is actually arranged. The layout determines how efficiently you can cook, how comfortably multiple people can use the kitchen at the same time, how much natural light reaches the work surfaces, and whether the renovation will require moving plumbing and load-bearing walls — which is where cost escalates fastest.
After 25 years of kitchen renovations in Toronto and the GTA, the pattern is consistent. Clients who begin with the layout — who understand what the space can support before they fall in love with a particular design direction — end up with better results and fewer surprises during construction. Clients who lock in the aesthetic first and try to make the layout work around it often hit structural or plumbing constraints that force compromises no one is happy with.
Toronto's housing stock makes this especially relevant. The city's detached and semi-detached homes from the 1920s through the 1970s were not designed with contemporary kitchen expectations in mind. Galley kitchens tucked between a dining room and the back of a house, L-shaped arrangements squeezed into corner rooms, narrow rowhouse kitchens that open awkwardly onto a rear porch — these are real starting points that require honest assessment before the design process begins.
This guide walks through the four layouts we work with most frequently in Toronto, what each one requires structurally, what each one costs, and how to match the right layout to your specific home and the way you use your kitchen.
The galley kitchen — two parallel runs of cabinets and countertop facing each other across a central aisle — has a reputation problem. Homeowners often dismiss it as a dated configuration associated with postwar bungalows and cramped apartments. That reputation is undeserved. A well-executed galley is one of the most efficient kitchen layouts in existence, and many professional cooks prefer it precisely because everything is within reach and the workflow is linear.
In Toronto, galley kitchens appear most frequently in homes built between the 1940s and 1970s, in rowhouses and semis in the Annex, Roncesvalles, and East York, and in older condos. They are also common in Etobicoke bungalows that have not been opened up. The key constraint is aisle width: a galley functions well with a minimum of 42 inches between opposing countertops, and ideally 48 inches. Narrower than that and two people cannot work simultaneously without getting in each other's way.
Assuming the galley footprint is being kept intact — no wall removal, no footprint expansion — a galley renovation is structurally the most straightforward of the four layouts. Plumbing can usually stay where it is or move a short distance along the same wall. Electrical is typically updated in place. The scope is focused: new cabinets, new countertops, new appliances, updated lighting, flooring, and finishes.
Where galley renovations get more expensive is when homeowners decide to open one end to an adjacent dining or living area, which is a common request. This often means removing a wall, which may or may not be load-bearing. In older Toronto homes, many of the walls between kitchen and dining room are load-bearing, and opening them requires a structural beam, permits, and an engineer's stamp. That adds $8,000–$18,000 to the project depending on the span and the beam required.
The L-shape is the workhorse of Toronto kitchen renovations. It occupies a corner of a room, with cabinets and countertop running along two adjacent walls. It works in a wide range of room sizes, it integrates naturally with an open-plan living and dining area, and it leaves floor space in front that can accommodate an island, a kitchen table, or simply room to breathe.
We see L-shaped kitchens most often in detached homes from the 1980s and 1990s in North York, Scarborough, and Mississauga, where the original layout already approximated this configuration. We also create L-shapes by renovation in older homes where the kitchen is being opened toward an adjacent room, adding the second leg of the L by incorporating what was previously a dining room or back hallway.
Every L-shaped kitchen has an inside corner, and that corner is where storage efficiency goes to die unless you address it deliberately. Blind corner cabinets — the standard solution from the 1980s and 1990s — are deep, awkward, and waste a significant amount of space. The contemporary alternatives are meaningfully better:
An L-shaped layout with an island in front of it is one of the most requested configurations in Toronto right now. It works well when the room is large enough — the rule of thumb is a minimum of 42 inches of clear aisle between the island and any counter or appliance, on all sides. In a room that is 12 feet wide or less, an island will typically create circulation problems. In a room that is 14 feet or more, it usually works comfortably.
Islands add meaningful cost to a renovation: cabinetry and countertop for the island itself, electrical for island outlets (required by Ontario code), additional lighting above the island, and often plumbing if a prep sink is included. Budget $8,000–$22,000 for an island depending on size, materials, and whether plumbing is involved.
A U-shaped kitchen wraps countertop and cabinetry along three walls, forming a U with an open fourth side. It provides more counter space and storage than any other layout of equivalent square footage, and it keeps the cook inside a contained work zone where everything is within a few steps. For households that cook seriously — large family meals, entertaining, multiple people working the kitchen simultaneously — the U-shape is hard to beat.
The constraint is space. A U-shaped kitchen needs enough room to have at least 48 inches of clearance inside the U, and ideally 54–60 inches. In a small room, a U-shape becomes claustrophobic and makes the space difficult to use for more than one person. In Toronto's smaller postwar bungalows and rowhouses, a U-shape is often not feasible without expanding the kitchen footprint — which typically means absorbing part of an adjacent room or building an addition.
Where U-shapes work very well in Toronto is in larger detached homes in Lawrence Park, Leaside, Forest Hill, and similar neighbourhoods where kitchens were originally built generously, and in custom homes and full rear additions where the kitchen footprint is being designed from scratch.
One variation worth considering is the peninsula kitchen: a U-shape where one leg of the U is a freestanding peninsula rather than a wall-mounted run of cabinets. The peninsula creates the same sense of enclosure and the same contained workflow, but it leaves one side open for sightlines and can be designed with seating on the outward face. This is particularly useful in open-concept renovations where the kitchen needs to connect visually to a living or dining area without completely abandoning the U workflow. Peninsulas also avoid the permit and structural complexity of adding a wall, which is occasionally required to create a true three-wall U in a space that does not currently have it.
On the work triangle: Kitchen designers have long relied on the work triangle — the distance between sink, stove, and refrigerator — as the primary measure of layout efficiency. The principle is sound but the application is sometimes too rigid. In modern kitchens with islands, multiple prep zones, and two-cook households, a work zone model is more useful: thinking about where prep happens, where cooking happens, and where cleanup happens, and whether those zones are clearly separated and well-connected. The layout that best supports your specific zones is the right layout for you.
Strictly speaking, an island is not a layout in the same sense as a galley or an L — it is a feature added to an existing layout. But because a substantial island changes how a kitchen functions so fundamentally, and because it is the number one request we receive from Toronto homeowners, it warrants its own discussion.
The island kitchen typically starts as an L-shape or U-shape with a freestanding island positioned in the remaining floor space. Done well, the island provides additional prep surface, storage, and often seating that makes the kitchen a social hub rather than a purely functional room. In the open-concept homes that dominate new construction and major renovations, the kitchen island is the transition point between the kitchen work zone and the living and dining area.
The most common mistake in island planning is sizing the island for the visual ideal rather than for the room's actual dimensions. A large island in a kitchen that does not have enough room for proper circulation creates a space that looks impressive in renderings and functions poorly in daily use. The clearance requirements are not suggestions:
A kitchen island also requires its own electrical circuits — the Ontario Electrical Code requires dedicated outlets on an island of any size that has a countertop. If you are adding a prep sink to the island, that means a plumbing rough-in as well, which substantially increases cost if the island is positioned far from the existing plumbing stack.

These ranges include labour, cabinetry, countertops, appliances (mid-range), plumbing and electrical updates, drywall, paint, and flooring within the kitchen footprint. They do not include structural work beyond what is noted, window changes, lighting beyond the kitchen area, or permit fees. Toronto building permit fees for a kitchen renovation typically run $1,500–$4,500 depending on scope.
On permit requirements in Toronto: A kitchen renovation that moves plumbing, adds electrical circuits, or removes walls requires permits from the City of Toronto Building Division. Many kitchen renovations — even substantial ones — are done without permits, but this creates real problems: uninspected work, potential insurance issues, and mandatory disclosure when you sell. We pull permits on all our kitchen projects as a matter of practice. If a contractor suggests skipping them to save time or money, treat that as a red flag about how they operate generally.
The layout you can feasibly achieve depends heavily on when and how your home was built. Toronto's residential building history creates distinct categories worth understanding before you commit to a design direction.
These homes were built with small, enclosed kitchens — often separated from the dining room by a wall and a door, positioned at the rear of a long, narrow floor plate. The kitchens are typically 8–10 feet wide and 10–14 feet long. A galley or compact L-shape is usually the right answer. Opening to the dining room is possible but almost always requires removing a load-bearing wall, which adds cost and requires permits and engineering. The upside is that these homes often have a rear door that can be replaced with a glass panel or door to borrow natural light from the back garden.
The postwar building boom produced a huge volume of bungalows and semis with kitchens that are functional but dated. These kitchens are typically slightly larger than pre-war versions — 10–12 feet wide — and are often positioned adjacent to a dining room or family room with a relatively straightforward wall between them. L-shapes and modest islands work well here. The most common project type we do in this category is opening the kitchen to the adjacent dining room (removing that wall, installing a beam) and reconfiguring from a galley to an L-shape with an island.
The builder homes of this era typically already have more generous kitchen footprints and, in many cases, some form of open connection to a family room. The renovation challenge here is usually not structural — it is cosmetic and functional: replacing dated finishes, enlarging an existing island, upgrading appliances, and improving storage. U-shapes and larger islands are more feasible in these homes because the rooms were designed with them in mind.
A kitchen renovation in Toronto, properly managed, follows a predictable sequence. Understanding the sequence helps you set realistic expectations for how long you will be without a functioning kitchen.
A mid-range kitchen renovation — L-shape, no structural work, semi-custom cabinetry — typically takes 6–10 weeks from the first day of demolition to the day the backsplash is grouted and the final appliances are connected. Larger projects with structural work, custom cabinetry, or imported materials run 12–20 weeks. The timeline is heavily influenced by cabinet lead times: Canadian semi-custom cabinet lines typically run 6–10 weeks from order to delivery; European and custom lines can run 12–20 weeks. Ordering cabinets before permits are finalized is a common way to compress the schedule, provided you have enough confidence in the design that you will not need to change it.

The right kitchen layout is not a universal answer. It is the answer that matches your home's structural reality, your room's dimensions, the way your household actually uses the kitchen, and what you are willing to spend. A galley in a Roncesvalles rowhouse, executed with care, will outperform a poorly planned island kitchen in a larger home. A U-shape that does not have enough room inside it is worse than an L-shape that does.
Our recommendation: start with the room as it exists. Measure it accurately. Identify where the plumbing is and where it can reasonably move. Understand which walls are load-bearing. Then work with a designer or contractor who can translate those constraints into options — not someone who shows you a beautiful render of an island kitchen without checking whether your room can actually accommodate one.
