Removing walls to open up a floor plan is one of the most popular renovations in Toronto — and one of the most frequently underestimated. What actually happens when you pull out a load-bearing wall, what it costs, and what can go wrong.
The appeal of open concept living is easy to understand. Toronto homes, particularly the semi-detached houses and detached two-storeys built between the 1930s and the 1980s, were designed around a compartmentalized floor plan: a formal living room at the front, a dining room in the middle, a kitchen at the back, all separated by walls. That layout made sense when entertaining was formal and kitchens were strictly functional. It does not suit the way most Toronto families actually live today.
Opening up those spaces — connecting the kitchen to the dining room, removing the wall between the living and dining areas, or creating a sight line from the front of the house to the back — can genuinely transform how a home feels and functions. We have done hundreds of these projects across Toronto and the GTA over the past 25 years, and the results, when done properly, are among the most impactful renovations a homeowner can undertake relative to the cost.
But "done properly" is doing a lot of work in that sentence. The challenge with open concept renovations is that the walls you want to remove are frequently the walls your house is counting on. Toronto's older housing stock was built with a structural logic that is not immediately obvious when you are standing in the room imagining where the kitchen island will go. Understanding that logic — and the risks of ignoring it — is what separates a successful project from an expensive and dangerous one.
A load-bearing wall is one that carries the weight of the structure above it down to the foundation. In most Toronto homes, the loads travel from the roof down through the floor joists, into the walls, through the floors below, and ultimately into the foundation. Remove a load-bearing wall without properly transferring those loads to an alternative structural element, and you have created a genuine safety hazard. In extreme cases, that means structural failure. More commonly, it means cracking, sagging floors, sticking doors and windows, and a cascade of symptoms that are expensive to diagnose and fix after the fact.
The complication is that there is no simple visual rule for identifying load-bearing walls. The common heuristics — walls that run perpendicular to floor joists are load-bearing; walls at the centre of the house are load-bearing — are useful starting points but are not reliable enough to act on without professional assessment. We have opened walls in Toronto homes that looked like obvious candidates and found no structural function, and we have opened walls that looked like simple partitions and found they were carrying significant roof loads. The only way to know for certain is to open the ceiling and the wall, look at what is actually there, and have a structural engineer verify the assessment.
A structural engineer's role in an open concept renovation is to assess the loads on the wall you want to remove, design an appropriate beam to transfer those loads to the remaining structure, and specify the posts or columns needed to carry the beam down to a point of adequate bearing. That beam specification — its depth, width, material (engineered lumber like LVL is most common today), and connection details — determines whether your renovation is structurally sound or not.
In Toronto, the City's building permit process requires stamped structural drawings for any work involving load-bearing wall removal. This is not bureaucratic box-ticking. It is a checkpoint that ensures a qualified professional has signed off on the structural solution before the wall comes down. Contractors who suggest skipping the engineer or pulling the wall without a permit are asking you to accept personal liability for a structural failure, and they are doing work that will create serious problems when you try to sell the home.
Engineering fees for a typical single-wall removal in a Toronto residential project run $1,500–$3,000, depending on the complexity of the load path and how many drawings are required. That fee is not negotiable and should never be omitted from your project budget.
The permit question: Wall removal that involves a load-bearing element requires a building permit in Toronto under the Ontario Building Code. The City of Toronto Building Division processes these permits, and your contractor should pull the permit in their name. If your contractor suggests you pull the permit as the homeowner, or suggests skipping permits entirely, both are red flags. Unpermitted structural work voids your home insurance coverage for related damage and must be disclosed to buyers when you sell.
Structural concerns are the most significant risk in an open concept renovation, but they are not the only one. The interior walls of a Toronto home are rarely just framing and drywall. Before any wall comes down, a competent contractor identifies and plans for everything that is running through it.
Virtually every interior wall in a Toronto home of any age contains electrical wiring. Some of it is branch circuit wiring serving outlets and switches. Some of it is circuit wiring passing through the wall on its way to another location. Knob-and-tube wiring, which was standard in Toronto homes built before roughly 1950, is still present in a significant number of older Annex, Riverdale, Roncesvalles, and East York houses and requires special handling: it cannot be simply re-routed by a general contractor without a licensed electrician, and many insurers will not renew policies on homes with active knob-and-tube circuits. If your home has not had a recent electrical assessment, an open concept renovation is an opportunity to deal with that problem while the walls are already open.
Budget for electrical re-routing in any open concept project. The range is wide depending on what is there: $800–$2,500 for simple circuit re-routing on a single-wall removal, and substantially more if knob-and-tube remediation is required.
In kitchen renovations specifically, the wall between the kitchen and an adjacent space often contains supply lines or a drain stack. Moving plumbing is significantly more expensive than moving electrical, and it requires a licensed plumber and a separate plumbing permit in Toronto. A drain stack — a vertical pipe carrying waste from upper floors — cannot practically be relocated and may constrain where walls can come down. Identifying plumbing in walls before demolition begins is essential. Experienced contractors know to check the basement ceiling below target walls before swinging a hammer.
Forced-air heating ducts frequently run through interior walls, particularly on main floors. A wall that appears to be a non-structural partition may contain a trunk duct or branch duct serving multiple registers throughout the house. Removing it without relocating the ductwork leaves rooms without heat. Planning for duct re-routing adds time and cost to an open concept project, and in some cases requires a sheet metal contractor. The flooring problem: One of the most consistent hidden costs in open concept renovations is flooring. When an interior wall comes down, the floor beneath it — which was never finished because it was always covered — needs to be patched. In homes with hardwood floors, matching the existing species, grade, and stain is genuinely difficult, particularly in houses with floors that have aged and darkened over decades. In most Toronto homes we work in, opening up a floor plan triggers a full-floor refinish of the affected level. That is a real cost that belongs in the budget from day one, not a surprise at the end.
After 25 years of doing this work in Toronto, the following are the situations that most reliably turn a straightforward open concept project into a complicated one. None of them are rare. All of them are manageable when you know what you are looking for before you start.
The wall you want to remove is occasionally carrying more than one set of loads. A wall between a kitchen and dining room might be carrying the floor joists from the room above AND serving as a bearing wall for a roof ridge load transferred down through a centre wall on the second floor. When those two load paths converge, the beam specification changes significantly, and so does the cost. A competent structural engineer will identify this in the assessment phase; a less thorough one may miss it until the wall is open and the situation becomes obvious. Make sure your engineer physically visits the site, accesses the ceiling space where possible, and reviews the framing above before producing drawings.
Homes built in Toronto in the 1950s and 1960s sometimes used framing techniques that do not conform neatly to current structural models — doubled headers over openings that are not load-bearing, or conversely, no headers at all where the loads were assumed to be distributed differently. Post-war tract houses in North York, Scarborough, and Etobicoke in particular can have framing that surprises contractors familiar only with newer construction. The principle here is the same: assess before you assume.
Toronto homes built before approximately 1985 may contain asbestos in popcorn ceilings, floor tile adhesive, pipe insulation, and in the drywall joint compound that was standard practice until the early 1980s. Drywall joint compound containing asbestos is the one that catches people most frequently in open concept renovations, because it is not visually distinguishable from non-asbestos compound. If your home was built or last renovated before 1985, a pre-construction asbestos survey by a qualified hygienist is worth the $500–$800 cost. Abatement, if required, adds $2,000–$8,000 to the project and requires a licensed abatement contractor — general contractors cannot perform this work.
A minority of Toronto homes, particularly custom-built houses from the 1960s and 1970s, were built on a post-and-beam structural system rather than conventional platform framing. In these homes, the load-bearing logic is fundamentally different: loads travel through posts directly to foundations, and the walls are largely non-structural. Opening up a post-and-beam home is often easier than a conventionally framed one — but misidentifying the structure can lead to removing something that looks non-structural but is in fact carrying a concentrated point load. Again: structural engineering before demolition, not after.
Not every Toronto home is well-suited to an open concept floor plan, and not every homeowner genuinely wants what open concept delivers once they live with it. Before committing to a structural renovation, it is worth thinking honestly about the following questions:
The best open concept renovations we have executed share a common pattern. The scope is defined clearly before anything is touched: which walls, what beam, what happens to the electrical and HVAC, what the finished floor will look like. The structural engineer has been to the site and has reviewed the framing, not just looked at drawings. The permit has been pulled and inspections are scheduled in advance. Subcontractors — electrician, HVAC mechanic, flooring installer — are coordinated so that rough-in work is inspected and approved before walls are closed. And there is a contingency in the budget, typically 10–15%, for what is always found once walls are open.
The projects that go wrong follow a different pattern. The contractor was chosen primarily on price, so engineering was omitted or minimized. The permit was pulled after the fact, or not at all. The subcontractors showed up in sequence rather than being coordinated, adding weeks to the schedule. The flooring situation was not discussed until the wall was already out and the gap in the floor was staring everyone in the face. And the homeowner's budget was set based on the contractor's initial estimate, with no room for what a 1960s Toronto house was always going to reveal once it was opened up.
