A contractor's guide to what these projects actually involve — waterproofing, drainage, permits, finishes, and what they cost to build properly in Toronto.

What is a wet room, and how is it different from a curbless shower?

The terms get used interchangeably in design media, but they describe meaningfully different things. A curbless shower — also called a barrier-free or zero-threshold shower — eliminates the raised curb at the shower entry. Water is contained within a defined shower zone by a sloped floor draining toward a central or linear drain. The rest of the bathroom floor remains dry.

A true wet room takes this further: the entire bathroom floor is waterproofed and sloped to drain, so water can be directed anywhere in the room. The toilet, vanity, and shower exist within a single fully wet space. Wet rooms are standard in parts of Europe and Japan, and they are becoming more common in Toronto's higher-end residential market, particularly in principal bathrooms and coach house units where both design and function are priorities.

Both formats require more rigorous construction than a conventional tiled shower, and both require the right substrate, waterproofing system, and drainage layout from the start. The difference between a wet room done properly and one done by a contractor who has not built one before often does not reveal itself until two or three years later, when you are chasing a leak into the floor structure below.

Why Toronto homeowners are choosing curbless designs

The shift toward curbless showers in Toronto has been driven by several overlapping forces. Aging-in-place design is one: a curb that is invisible at 40 becomes a genuine hazard at 75. The Ontario Building Code now encourages accessible design in residential renovation, and many Toronto homeowners are thinking about longevity when they decide how to spend $80,000 on a bathroom. Eliminating the curb costs relatively little in the context of a full renovation and dramatically improves both safety and daily usability.

Aesthetics are the other driver. A curbless shower with a continuous stone or large-format tile floor reads as a single unified space rather than a shower box inserted into a bathroom. When you pair that with a frameless glass panel or a fully open walk-in layout, the result is a bathroom that photographs well and feels genuinely spacious even in a modest footprint.

In the Toronto market specifically, high-quality bathroom renovations consistently return strong value at resale, particularly in the $1.5M–$4M detached home segment where buyers expect principal bathrooms to be finished to a high standard. A well-executed wet room or curbless shower is a meaningful differentiator.

Common reasons clients pursue these formats

  • Accessibility and aging-in-place planning — eliminating trip hazards and accommodating future mobility aids without a full redesign later
  • Design continuity — maintaining a single uninterrupted floor plane across the bathroom rather than visually breaking it with a shower enclosure
  • Easier cleaning — no grout joints collecting mildew at the base of a curb, no silicone bead to maintain around a shower pan
  • Spatial feel — in bathrooms under 60 square feet, removing the threshold can make the space feel noticeably larger
  • Resale positioning — particularly relevant in Toronto neighbourhoods where buyers are comparing finishes carefully

The construction fundamentals you need to understand

Every contractor can tile a floor. Not every contractor has built a curbless shower or wet room that performs correctly over time. The difference comes down to a few construction fundamentals that are invisible once the tile is down, which is precisely why they matter so much.

Floor structure and deflection

Tile and stone are rigid materials. They perform well under compression but crack when the substrate flexes beneath them. Most Toronto homes have joist-framed floors, and older homes — say, a 1940s semi in the Annex or a postwar bungalow in Etobicoke — were built to standards that predate modern tile installation requirements. Before any wet room work begins, the floor structure needs to be assessed for deflection. The tile industry standard (L/360) means the floor span should deflect no more than one inch for every 360 inches of span. If your existing structure does not meet this, the subfloor needs to be stiffened — typically by sistering joists, adding blocking, or installing a layer of high-density underlayment like Schluter Ditra-XL.

In condominiums, wet room work introduces additional complexity because the floor assembly sits directly above another unit. Waterproofing and drain connections require review against condo corporation rules, and many Toronto condo boards require a waterproofing inspection sign-off before walls are closed. We always confirm these requirements before scope is finalized on any condo bathroom project.

Slope and drainage

Water has to go somewhere. In a curbless shower, the floor is sloped toward the drain at a minimum of 1/4 inch per foot, and in a full wet room the entire bathroom floor carries this slope. Getting this right requires setting the drain at the correct height before the mortar bed is laid, and then floating the mortar bed to achieve a consistent slope without flat spots or reverse pitches that trap water. This is a skill that requires experience. A floor that looks flat but pitches away from the drain in one quadrant will pool water every time the shower runs. Tile setters who rarely do wet room work will sometimes try to correct poor slope with tile lippage rather than regrading the mortar bed, which creates a tripping hazard in addition to the drainage problem.

Drain selection matters too. Linear drains along one wall allow a single-plane slope from the opposite wall, which is simpler to execute and produces a cleaner look. Centre drains require a four-way slope, which is harder to float correctly and creates more visible slope change across the floor. On large-format tile — 24x24 or larger — a linear drain is almost always the better choice because the four-way slope required for a centre drain becomes visually obvious across a big tile.

Waterproofing systems

This is where wet room and curbless shower projects are most often compromised by contractors who cut corners or simply lack experience. There are two main approaches used in Toronto's residential market:

  • Sheet membrane systems (Schluter Kerdi, Laticrete Hydro Ban Sheet, Wedi) — factory-manufactured membranes bonded to the substrate before tile. These provide consistent, predictable waterproofing and are easy to inspect before tile is installed. They are the preferred approach for most residential wet rooms.
  • Liquid-applied membranes (Laticrete Hydro Ban, RedGard, Mapei AquaDefense) — brushed or rolled onto the substrate in multiple coats. When applied by an experienced tile setter who understands coverage rates and cure times, these perform very well. When applied too thin, in a single coat, or without proper thickness at corners and seams, they are the source of most wet room failures we see when clients come to us with existing leak problems.

Both systems require specific detailing at penetrations (drain connections, fixtures), corners, and transitions at the wall base. The drain itself needs to be integrated into the waterproofing layer, not just set into the mortar below it. If water can get behind the membrane at any of these points, it will eventually find its way through the floor assembly.

The hidden cost of getting waterproofing wrong: A wet room failure that saturates the floor assembly typically costs $15,000–$40,000 to remediate in a Toronto home, depending on the extent of the water damage and what is below — finished basement, mechanical room, or another bathroom. The difference between correct and incorrect waterproofing at construction time is usually $1,500–$3,000 in materials and a day of skilled labour. The math is straightforward.

Permits and the Ontario Building Code

Whether a wet room or curbless shower requires a building permit in Toronto depends on what is being changed. The rules are often misunderstood, and some contractors will tell clients that bathroom renovations never require permits. That is incorrect.

A permit is required in Toronto when the work involves:

  • Moving or adding plumbing drain lines (relocating a drain to accommodate a linear drain in a new position, for instance)
  • Changing the location of a toilet or tub, which alters the drain rough-in
  • Structural work on the floor assembly — sistering joists or adding a structural underlayment layer
  • Altering or adding electrical circuits (adding a GFCI circuit for a steam generator, for example)

Replacing tile, fixtures, and vanities in-kind without moving plumbing generally does not require a permit. But most wet room conversions in Toronto involve at least some drain relocation, which triggers the plumbing permit requirement. Your contractor should be able to tell you exactly what permits are required for your specific scope and should pull them in their own name.

On the accessibility side, the Ontario Building Code does have specific provisions for barrier-free design in residential construction, though these are largely advisory for owner-occupied homes rather than mandatory. That said, the dimensional standards are worth knowing: a barrier-free shower space should be a minimum of 900mm x 900mm (roughly 36"x36") clear inside, and the approach path should be at least 900mm wide. Many of the wet rooms we build in Toronto are 48"x48" or larger, which provides a much more comfortable experience.

Materials and finish selection

The materials you choose for a wet room or curbless shower have functional implications beyond aesthetics. Slip resistance is the primary one. In a curbless shower where water covers the entire floor surface, the tile's dynamic coefficient of friction (DCOF) matters. The tile industry recommends a minimum DCOF of 0.42 for wet areas. Large-format polished stone — the look that photographs beautifully in design media — often falls below this threshold and requires a client acknowledgment about slip risk in a shower environment.

The most slip-resistant options are matte-finish porcelain, natural stone with a honed or tumbled finish, and smaller mosaic formats where the increased number of grout joints provides more texture. Many of our clients choose a matte large-format porcelain for the floor and a different finish (polished, book-matched stone, or large-format slab) for the walls, which gives the clean editorial look without compromising safety underfoot.

Grout selection also matters. In a wet room environment, epoxy grout outperforms cement-based grout significantly: it does not absorb moisture, does not stain, does not require sealing, and does not support mould growth. The tradeoff is cost — epoxy grout is more expensive in material and labour because the working time is shorter and the installation technique differs. For wet rooms, we almost always recommend it.

Cost ranges for Toronto wet rooms and curbless showers

These are the ranges we see in practice across Toronto and the GTA in 2026, for work completed by a licensed contractor with proper permits and waterproofing.

A few notes on these ranges. The lower end of each bracket assumes straightforward structural conditions, a drain that does not need to move significantly, mid-range tile in the $10–$20 per square foot supply range, and standard fixtures. The upper end reflects premium stone tile ($40–$100+ per square foot), book-matched slabs, custom glass enclosures, steam generators, and smart home integration.

Labour rates in Toronto for experienced tile setters and waterproofing specialists have increased significantly since 2022. Skilled tradespeople who do wet room work well are not cheap, and low bids on this type of project are almost always a signal that either the waterproofing is being done inadequately or the tile setter does not have experience with the format. We have seen too many wet room failures from contractors who quoted $25,000 for a project that should have been $55,000.

On the linear drain vs. centre drain decision: For bathrooms with large-format tile (600mm x 600mm or larger), a linear drain at one wall is almost always the right call. It allows a single-direction slope, produces no visible pitch across the tile faces, and integrates cleanly into a tile-in grate system that effectively disappears. Budget $2,500–$4,500 for a quality linear drain system by Schluter, Infinity Drain, or Geberit. Avoid unknown brands on linear drains — the tile-in grate tolerances are tight, and a poorly made drain body will not hold the tile level after a few years of thermal expansion.

Timeline: what to expect

A well-planned wet room or curbless shower project in Toronto typically follows this sequence:

  • Design and specification (2–4 weeks): Finalizing layout, drain position, tile selections, fixture choices, and glass enclosure design. This is also when permits are applied for if required.
  • Permit approval (3–8 weeks): Toronto Building Division permit turnaround times for bathroom plumbing permits have been running 3–6 weeks for straightforward applications in 2026. Factor this into your schedule before demolition begins.
  • Demolition and rough-in (1–2 weeks): Existing bathroom stripped to structure, drain relocated if needed, structural work completed, plumbing rough-in inspected.
  • Substrate and waterproofing (3–5 days): Mortar bed floated to slope, waterproofing membrane installed, drain integrated, seams and corners detailed. A minimum cure time of 24–48 hours before tile begins.
  • Tile installation (1–2 weeks): Floor first, then walls. Large-format tile and book-matched stone takes longer because layout planning and cutting precision matter more.
  • Fixture installation and glass (1 week): Plumbing fixtures set, glass enclosure installed, electrical completed.
  • Grouting, caulking, and finishing (3–5 days): Grout, silicone at movement joints, fixture trim, final cleaning.

Total elapsed time from permit application to a completed wet room in Toronto is typically 10–16 weeks. A project that does not require permit (a straight tile-and-fixture replacement staying in the same drain locations) can be completed in 4–6 weeks from contract signing.

Questions to ask your contractor before signing

Not every bathroom contractor has built a true wet room. The technical requirements are specific enough that inexperience is a genuine risk. Before you sign a contract for this type of project, ask these questions:

  • What waterproofing system do you use, and why? A contractor who cannot explain the difference between a sheet membrane and a liquid-applied membrane, or who defaults to "we use standard waterproofing," may not have the experience the project requires. Ask for the specific product name and the application process.
  • How will the drain be integrated into the waterproofing layer? The drain-to-membrane connection is the most common failure point in wet rooms. A contractor who knows what they are doing will have a specific answer about how they bond the membrane to the drain flange.
  • Have you built a linear drain installation before? If the answer is no, you are the learning project. Ask to see photos of previous linear drain work and call a reference who had a linear drain installed.
  • Will you check floor deflection before quoting the mortar bed? In older Toronto homes, floor deflection assessment is not optional. A contractor who skips this step is either assuming your floor is fine or not aware it matters.
  • What is your policy on tile lippage in the shower floor? The answer tells you about their installation standards. Lippage (where adjacent tile edges are not flush) above 1/32" is a tripping hazard in a curbless shower. Ask how they prevent it and what happens if it occurs.

Putting it together: what makes these projects successful

A wet room or curbless shower done right is a long-term asset in your home. The things that go wrong are almost always invisible at installation: inadequate waterproofing coverage at corners, a drain connection that was not properly bonded, floor slope that was eyeballed rather than measured. You will not know there is a problem until water has been migrating through the assembly for a year or two, and by then the remediation cost is a multiple of what it would have cost to do it right the first time.
