In practice, the terms are often used interchangeably. A general contractor (GC) technically refers to the licensed firm holding the prime contract and coordinating all sub-trades. A renovation contractor may be the GC or may be a specialist working under one. Kopman Build acts as the GC on all projects — we hold the contract, manage the trades, pull the permits, and are accountable for the finished work.
Ask for their WSIB clearance certificate (confirms they have workers' compensation coverage), their Certificate of Insurance ($2M commercial general liability minimum), and their TARION registration if they build new homes. For a scenic Scarborough bluffs community projects, also confirm the contractor will pull permits in their own name — contractors who suggest pulling permits in the homeowner's name are offloading risk inappropriately.
All Kopman Build projects use written fixed-price or cost-plus contracts with defined scopes, milestone payment schedules, and holdback provisions as required under the Ontario Construction Act. Never pay more than 10% upfront to any contractor, and retain the statutory holdback (10% of each payment) until all liens expire.
